Building a HomePlanning PhaseThe lot needs to be chosen, building plans need to be solidified, material costs need to be estimated, and scheduling needs to be established. Construction PhaseOnce the above conditions are
met, the construction of the home can begin. A house will take months to
build. The rough framing of the structure is the next step in the construction phase after the foundation is completed. The walls are constructed and erected on top of the foundation, the roof trusses are raised and set on the wall plates, and the exterior sheathing covering the frame is placed in order to begin "weather proofing" the site. The work of interior items such as the drywall, trim, cabinets, plumbing as well as the exteriors items such as the siding, soffits, and paint are completed in subsequent phases after the rough framing nears completion. Any change to the original plan during the construction phase can incur additional expenses and may affect the price of the home. Closing PhaseOnce the construction is complete this is where the purchase occurs. Inspections need to have been completed as well as a final financing must be in place. A certificate of occupancy must be issued in order for the home to be deemed livable. Most financial institutions may require this step to be completed before closing can be completed.
